I wanted to drop you a quick note to let you know how happy I have been with your property management services. I am a fairly novice out-of-state real estate investor from California. The biggest thing that I learned from my first investment was the important role that property management plays. With an out-of-state investment, good property management is even more critical. A manager serves as 100% of the eyes and ears with your property, and an owner is dependant on them for everything.
Before I bought my property in Morrisville in late 2006, I was also looking in Nashville and interviewing property managers there as well. After my first meeting with you over the phone, I was "sold." I told my wife that I really wanted to find a property in the Raleigh area…just so you could manage it! Since then, I have not been disappointed. When my property was damaged, your office contacted me immediately via phone and email and did an excellent job coordinating with my insurance company and with a contractor referral. We've also had a couple of vacancies. You provided several creative ideas for promoting the property to help make it stand out, and the vacancy was filled in a reasonable amount of time with quality tenants.Property management is really a business-to-business service. There is an inherent give and take with owners and managers, but you make it feel very much of a collaborative partnership. While you have proactively provided sound recommendations to me, I admire your own progressive approach. My wife and I live in Florida and own a rental property in Raleigh. Our former property management company was an investor's worst nightmare. The lack of communication and level of unprofessionalism were a constant source of stress for us. After numerous incidents, too many to go into, I decided it was time to find a new property management company. I am a golf course manager and consultant and I was looking for someone who could provide the same level of commitment, communication, and professionalism to me that I provide to my clients. I am very committed to my work and this was no easy task! The best form of communication for me is email. I have a Blackberry so that I can receive and respond to emails quickly and I needed a property manager that could do the same. I searched the internet for property managers in the Raleigh area and emailed the 4 that I most liked from looking at their web sites. Becklee Niemchak responded to my email within an hour. I heard from another the next day, another a few days later, and the fourth never responded at all. I had already emailed, spoken on the phone, had a contract to review, and begun to negotiate a few points in the contract with Becklee by the time the others had gotten around to making initial contact. It has now been approximately one year since Becklee Real Estate, LLC started to manage our rental home. They have delivered on everything that they promised. The communication could not be better!!! If we have a question about anything it is answered quickly. They have emailed us digital photographs of our property so we can see first hand some of the problems. The lease with the tenants was renewed in a timely manner. Maintenance issues are taken care of promptly and cost consciously. The stress of not knowing for sure what is going on with our home because we live out of state is gone! Our Home Owners Association (HOA) at Champion Court Condominiums in Raleigh, NC has successfully employed the management services of Becklee Real Estate (BRE) since 2005 and we would highly recommend her services to other interested HOAs.
Throughout 2006 – 2007 we had a tremendous number of critical HOA issues. Ms. Niemchak, President of Becklee Real Estate, has handled emergencies with professionalism and has kept our HOA interests as her priority. In some emergency situations, Ms. Niemchak demonstrated her superb management skills as she negotiated non-emergency pricing whenever possible so that we actually saved money for some repairs. In addition to contracting the repairs, she dealt with all the city permits and digging restrictions, all of which made our management burdens lighter. All we had to do was to set up rules with BRE as to when we need to be advised of repairs and emergencies, and they are consistently followed. During our HOA audits, which are mandated by our by-laws, not one issue has ever come to light which would reflect less than a perfect record of handling our funds.
The HOA had other issues which resulted in our need for a Special Assessment. When asked to help prepare, host and coordinate this activity, BRE’s entire company pitched in which impressed our members and resulted in an overwhelming success.
Our units are mainly rented to students and there is always a lot of required personal service. We have enjoyed the use of the BRE handyman support staff, a BRE 24 hour emergency telephone number, BRE’s maintenance of our local bulletin boards, the use of a section of the BRE web site, and the use of an office for both client and home owner personal services. In addition, BRE rents many of our units and occupancy has been 100% throughout her management tenure, which underscores how much management service has really been occurring with no complaints to the HOA board of directors. As a president, I really appreciate the fact that I have not had to do any management or become involved in minor site repairs and other day-to-day issues. Our board of directors, association members, and the tenants appreciate the attentiveness, service and pleasant customer handling we receive every day.
Our HOA cannot praise Becklee Real Estate enough for the excellent service we have received over the past years, and we whole heartedly recommend the company to another Home Owners Association!
